  • What day is refuse collected?
    'Bin' day is a Tuesday at Holborough Lakes and full details can be found at the TMBC website Waste and recycling – Tonbridge and Malling Borough Council (tmbc.gov.uk) You can also order new bins, find out what goes in each bin and search on your postcode to get the latest schedule - handy when you can't remember if collection is Black or Green bins!!
  • Where are the visitor bays?
    There are a number of visitor bays around Holborough Lakes, the attached document is a plan provided to us by RMG indicating all available visitor parking.
  • The community is sometimes referred to in Phases, how can I find out what phase my property is?
    Berkeley Homes refers to our community in "phases" this is so that they can work on different areas of our community during its building phase. The community is now complete, but there are still some references to this in the minutes and communications from RMG and Berkeley Homes. Phase 1 This includes the right side of Manley Boulevard as you look at Providence House, Lambe Close, Crossfield Walk, Booth close up to the right hand side of Poynder Drive Pond. Phase 2 This includes the houses on the right hand side of Poynder Drive, up to Alisander Close and beyond, stopping at the large play park. It also includes the blue block of flats on Poynder Drive, on the left hand side, up to the turning of Hambrook Road and the houses adjacent to the small toddler park and the interior car park. Phase 3 This is the area which includes Providence House, The Estate Managers Office, the Village Hall, Higham Close and it's interior car park, it follows round from Higham up to Manley Boulevard and crosses Poynder Drive - imagine an odd shaped circle! Phase 4 This is the area on the left side of Poynder Drive opposite the large play park, the interior car park of 157 Poynder Drive, the pathway around to Manley Boulevard, Wickham Road and Hambrook Road. Phase 5 This is the area at Ashfield Close, Lake View Court, Primrose Close leading to the perimeter of Holborough Lakes where it meets the bus lane at the very top of Manley Boulevard near the cemetary. Phase 6,7 and 11 This is the area along the lake perimeter, which includes the flats at Walters Close, the left hand side of Amisse Drive which leads to Matthews Close, Deans Close, Ballard Road, Wingate Close, Steadman Close, Byrne Road, Barrow Hill Close, Twelve Acres Phase 8,9 and 10 This is one of the largest areas, encompassing the properties opposite Higham Avenue and all the way down to the Holborough Lakes Primary School, Pollyfield Close, Amisse Drive, Matthews Close, Macowan Avenue, along the lake and up to the lower trim trail. Phase 12 & 13 This is the area on the green incorporating Elder Wood, Whitby Close, along Manley Boulevard and including the houses on the left side of Hambrook Close up to the toddler park and Berry Drive. Phase 14 This area encompasses the flats on the left hand side of Manley Boulevard if you face Providence House, Edwards Close and the small landscaped area that borders the Service Station.
  • How can I hire the Village Hall?
    The Village Hall can be hired by Residents for events etc. Please contact John Shaw, Estate Manager, for further information and availability. Email: john.shaw@rmg.london
  • How much does it cost to hire the Village Hall
    The village hall is booked on an hourly basis at £12.50 ph
  • What is included in the hall hire?
    The village hall comprises a small kitchenette, toilet which is suitable for disabled users and a large carpeted function room. All hirers are responsible for cleaning up after their event and ensuring all heaters are turned off at the end of their session.
  • Who cleans the Village Hall?
    It is cleaned by the contracted cleaning company employed by RMG, if you have any concerns they should be directed to John Shaw at RMG. Following all bookings, it is expected that the hirer should clean after, hoover the floors, remove all rubbish and leave the kitchen and sink area clean and tidy for the next booking.
  • How do I get in to the Village Hall
    Please ensure that you obtain the keys for the village hall the day before your event, the keys open the double white doors on the side of the village hall building.
  • Is there Parking?
    The hall does not come with any parking facilities, all parking is subject to available visitor bays which can be located on the map situated outside the estate managers office.
  • Can the hall be booked for parties?
    Yes, we would advise that parties are restricted to primary school aged children.
  • Can I Hire the Village Hall for tuition or classes?
    There are a number of pre-arranged and weekly classes already available at the village hall, please contact the estate manager john.shaw@rmg.london for details of availability
  • What classes are on at the village hall?
    The hall offers a number of classes from toddler stay and play sessions to Yoga, please make enquiries of John Shaw in the Estate Office or email john.shaw@rmg.london or check the noticeboard for more information.
  • I want to use the Residents Gym... how do I get access?
    The HL Gym is available to Private home owners and tenants renting privately for all properties from Phase 3 onwards. ​ For residents living in Phases 1 and 2, the private owner/tenant must 'opt in' and pay the appropriate RMG service charge to be able to use the Gym. ​ All eligible Gym users must complete an Induction for health and safety purposes as the Gym is unmanned. ​ Contact Educated Body to arrange your induction via their website. Please note there is a fee payable for this and you will need to complete a Waiver and confirm you understand the code of conduct for using the Gym. ​ Once your Induction is complete the Estate Manager will issue you with an access fob.
  • What are the opening hours for the Resident's Gym?
    The Gym is unmanned and accessible via a Fob during the hours 0500-2200 every day.
  • How can I book an induction?
    These can be booked directly with Educated body by clicking on the link below. You will need to sign a disclaimer and provide proof of residency. Please note that residents in Southern Housing properties and those not opted in for Phases 1 and 2 will not be able to access the gym. https://www.educatedbody.com/holboroughlakes
  • How can I get a replacement Gym Fob?
    Please contact John Shaw, Estate Manager at john.shaw@rmg.london. There is a small charge for lost fobs.
  • My Fob Isn’t working, what can I do?
    You will need to take it to the Estate Managers office and ask for it to be re-set
  • Who do I complain to if equipment is broken?
    Please let John Shaw the Estate Manager know as soon as possible john.shaw@rmg.london
  • Who do I complain to about the cleaning?
    The Village Hall is cleaned regularly, but if the cleaning falls short of the expected standard, please let John Shaw the Estate manager know and he will be able to contact the cleaning company. john.shaw@rmg.london
  • Is there Wifi in the gym
    Absolutely! The WIFI Code can be found on the wall of the Gym, where the property pods are located. For security reasons, we cannot provide this on our website.
  • Are the machines serviced?
    Yes, the equipment is on a regular servicing contract, where possible all machines are kept in excellent working condition, however, occasionally, it is necessary to either decommission or tape off a machine if a repair is pending as it could pose a risk to health and safety. We ask you to be patient whilst those repairs are carried out as parts may need to be ordered.

  • Who is the Estate Manger for Holborough Lakes?

  • Is fishing allowed in the Lake at Holborough Lakes?
    The Lake is owned by Berkeley Homes Ltd. and fishing is not allowed at any time.
  • Is swimming allowed in the Lake?
    Swimming is only permitted with authorisation. NEMES Diving Academy lease the Lake and allow access for swimming subject a daily charge and completion of an Induction.   • Who do I contact if there is an injured animal in the lake?
    In the first instance, you should contact the RSCPA The Largest Animal Welfare Charity in the UK | RSPCA - RSPCA - rspca.org.uk for wildlife or RSPB Who should I call if I am concerned about a bird? (rspb.org.uk) if it is a bird. Alternatively, if the animal can be reached, then the local RSPCA centre or private vet.
  • Is there a Dive Centre at Holborough Lakes?
    NEMES Diving and Water Sports Academy are a fully recognised PADI 5 Star Dive Centre based at Holborough Lakes. The Lake is set over an eight-acre, 11m deep former chalk quary.   • Are the services offered by Nemes part of my service charges.
    No. Nemes Diving Academy are an independent company who lease the lake for the sole purpose of conducting Diving and Watersports activities.
  • What goes in the black bin?
    General household waste that cannot be recycled
  • What goes in the Green Bin?
    Recyclable plastic, clean aluminium/cans and glass – please check packaging first!
  • What goes in the Brown Bin?
    Garden waste, please note that this is an additional service that you book with TMBC for anannual fee.
  • What goes in the Green Box?
    Paper and card, boxes should be flattened and stacked neatly.
  • What goes in the Orange Lidded Container?
    This is a container for food waste, this is collected weekly on a Tuesday
  • How often are the bins collected?
    The general household waste collection is fortnightly, as is the recycling and they rotate week to week, you can find out more information using the link below, you need to put your post code in and it will tell you which bin collection is due.   • What do I do if my bin hasn’t been collected?

  • How do I contact the TMBC Waste Team?

  • Where is the local recycling/household waste centre?
    The nearest recycling centre is presently in Allington, near Maidstone, it’s about 10 minutes in a car and is free to use, you do need to book a slot however. They take most things, but please check the website before you book to ensure you meet their guidelines.   • What happens if one of my bins is broken or damaged?
    Damaged, broken or missing bins should be reported to the Council directly, the Estate Manager cannot do this on your behalf.   • Who collects the Dog Waste Bins?
    This is an Estate Service that we pay for in our service charges, the service is provided by TMBC and the bins are collected by TMBC on a weekly basis, if you see a bin overflowing, please contact the estate manager John.shaw@rmg.london and he will report it to TMBC
